Real Estate Finance

Real estate loans are what enable our clients to pursue their goals and meet their objectives. Our firm has negotiated and closed hundreds of real estate loans and other financings on behalf of borrowers, most of whom are real estate owners or developers.  

We have extensive experience with acquisition, construction, development, mezzanine, bridge and permanent loans from leading financial institutions, life insurance companies, conduit lenders, debt funds, Fannie Mae, Freddie Mac, and other institutional and private lenders.  We have helped our clients finance virtually all types of commercial real estate assets, including office, multifamily, retail, mixed-use and hotel assets, and equity interests in both single asset and portfolio transactions.  In the course of doing so, we regularly address cash management, interest rate credit swaps, defeasances, and subordination and intercreditor agreements. On occasion, we have also had to address loan workouts and deeds in lieu of foreclosure. 

Our firm includes lawyers with many years of “big-firm” experience representing lenders.  With their understanding of how institutional lenders operate, they understand how to communicate and negotiate with those lenders to obtain the best possible outcomes for our borrower clients. 

Representing a developer on a recent construction/mezzanine loan in the aggregate principal amount of $700 Million for a mixed used project in Bellevue, Washington led to one of our partners being recognized nationally.

While our firm’s principal focus in finance is representing borrowers, we routinely serve as local counsel to out of state and national lenders. In addition to developing and preparing an integrated and modular suite of construction loan document forms for an urban infill lender co op, we have also prepared comprehensive loan documents for many private lenders, and frequently document private loans, whether to developers, between companies, business partners or even family members.
